Location, location, location.
Facilities need to be checked in all rooms - i.e. the bathroom door in our room did not close. Noise conduction between rooms was very bad.

The room was spacious, had a comfy bed, a nice sofa, and a balcony with ocean views, all beautifully designed.

The outdoor patio was a highlight, with plenty of comfortable furniture to relax on. The indoor pool and jacuzzi were open and enjoyable. The location of the hotel was excellent, right across from the harbor and close to the ferries to Martha's Vineyard and Nantucket. Great value for the money.
The hotel only had either the indoor or outdoor pool open at a time, not both simultaneously. The rooms were dated and in need of remodeling.

The pool, and Restaurant. The cleaniness. The staff. The safe in the room, made it easier, as well as the refigerator, and other conveient facilities. I would recommend the hotel!
I didn't like that it is not handicap accessible. It was a little confusing, finding your room.
